Most building jobs that go wrong go wrong before the first block is laid, because something important was never asked. These seven questions take ten minutes and tell you a lot about who you are dealing with.
1. Are you insured, and can I see the certificate?
A builder should carry public liability and employer's liability insurance and be happy to show you a current certificate.
2. Can I see a job like mine that you have finished?
Photos are good. A past customer you can ring is better.
3. What exactly is in the price?
Ask for the quote in writing, item by item, and ask what is not included. Kitchens, floor finishes, painting and landscaping are the usual gaps.
4. Who will be on site each day?
You want to know who is running the job, whether the trades are the builder's own crew, and who you ring when you have a question.
5. When can you start, and how long will it take?
A realistic programme with a few dates on it is worth more than an optimistic promise.
6. How are payments made?
Stage payments tied to finished work are normal. Be wary of anyone who wants most of the money before the job starts.
7. What happens if I change my mind halfway through?
Changes happen on every job. Agree that each one is priced and confirmed in writing before the work is done, so the final bill holds no surprises.
